Every Axis Realty report ends with a recommended entry price. That number is a calculation, not a guarantee. It reflects current market data and a defined methodology. It does not predict the future, and it does not relieve you of your obligation to do your own diligence on every property before committing capital.
01Not an appraisal
Axis Realty reports are not appraisals. They are not prepared by a state-licensed or certified appraiser, and they do not comply with the Uniform Standards of Professional Appraisal Practice (USPAP). Reports may not be used in connection with any federally related transaction, mortgage underwriting, tax assessment, or any other purpose requiring a USPAP-compliant appraisal.
If you require a formal appraisal, retain a licensed appraiser. If you require a broker price opinion, retain a licensed real estate broker.
02Not investment, legal, or tax advice
Axis Realty is not a registered investment advisor, broker-dealer, attorney, accountant, or tax professional. Nothing in any report, on this website, or in any communication from Axis Realty constitutes investment advice, legal advice, accounting advice, or tax advice.

03Source data limitations
Reports are built on a combination of third-party data sources, including:
- Automated valuation models (AVMs) that estimate property value using statistical algorithms applied to public records and comparable sales.
- Comparable sales data aggregated from public records and listing services.
- Public property records including assessor data, recorded transactions, and physical characteristics.
This data is provided by third parties and is not independently verified by Axis Realty. It may be:
- Incomplete — records can lag actual market activity by weeks or months.
- Inaccurate — physical characteristics, square footage, condition, and prior sale prices may be wrong in source records.
- Outdated — comparable sales used in valuations may not reflect current market conditions.
- Inapplicable — algorithmic valuations may not account for unique property attributes, recent renovations, deferred maintenance, location-specific factors, or local market dynamics.
04AI-generated analysis
The written analysis in each report is produced by a large language model (AI). While the AI is constrained to work from the verified market data above, AI-generated text may occasionally:
- Contain factual errors or arithmetic mistakes.
- Misinterpret data or draw conclusions that a human expert would not.
- Apply general assumptions (rehab costs, holding costs, rental rates) that do not match your specific situation.
- Express confidence levels that are not proportionate to the underlying uncertainty.
You should review every report critically. If a number does not match what you know about the property, the market, or your own cost structure, trust your own knowledge.
05Estimates and assumptions
Reports include estimates of:
- After-repair value (ARV)
- Rehabilitation costs
- Holding and transaction costs
- Rental income and operating expenses
- Wholesale assignment fees and buyer demand
- Maximum allowable offer (MAO) for each exit strategy
- Projected returns, cap rates, and cash flow
All of these are estimates. They reflect typical market assumptions and may not match your actual costs, your actual buyer pool, or actual market conditions at the time of acquisition or disposition.
06Your responsibility
Before acquiring any property, you should at minimum:
- Conduct a physical inspection by a qualified inspector.
- Obtain a title search and review encumbrances, easements, liens, and restrictions.
- Verify HOA status, dues, special assessments, and governing documents (if applicable).
- Confirm zoning, permitted use, and any pending code enforcement actions.
- Verify square footage, bedroom and bathroom counts, and physical characteristics.
- Obtain independent rehab estimates from licensed contractors.
- Verify ARV through your own comparable sales analysis or a licensed appraiser.
- Confirm financing terms and total acquisition costs.
- Review applicable local, state, and federal laws governing real estate transactions, landlord-tenant relationships, and any specific exit strategy you intend to pursue.
